The estimate holds initial monthly MIP constant rather than reproducing a lender's annual balance recalculation. This is a planning estimate, not an eligibility or lender quote.

How this was calculated

Base loan = home price − down payment (3.50% down).

Upfront MIP = base loan × 1.75%; finance it or add it to purchase cash.

Initial monthly MIP estimate = initial financed principal × entered annual MIP rate ÷ 12; the planning total holds that amount constant for the entered duration.

Initial monthly housing cost = principal and interest + estimated MIP + entered tax, insurance and HOA ÷ 12.

How FHA mortgage insurance enters the payment

The base loan is the home price less the down payment. The upfront MIP may be financed into the loan or paid in cash. Annual MIP is displayed separately from principal, interest, property tax, home insurance and HOA. The planning estimate holds initial monthly MIP constant for the entered duration; a lender can recalculate it from the applicable annual balance and program schedule.

Worked example

For a $400,000 home with $14,000 down, the base loan is $386,000. At 1.75%, upfront MIP is $6,755 before choosing whether to finance it.
